Two kinds of house, two kinds of job
Eaglescliffe splits neatly. The older stock along and behind Yarm Road is interwar and postwar, with chimney breasts, picture rails and rooms that are generous but irregular, so fitted wardrobes at £1,500 to £4,000 a wall and alcove units are the recurring work. The newer developments closer to Preston Farm and Urlay Nook are square and plain, and the requests there are about adding character: panelling, taller skirting, better doors, a media wall in the lounge.

Larger houses near Eaglescliffe golf course and Preston Park take proper kitchen projects from £3,000, usually with an island, a pantry unit or a run of full-height cabinets in a room that has been extended and no longer suits standard carcass widths. The cheapest meaningful upgrade in this housing is second fix: from £300 a room plus materials for new skirting and architrave, a little more for panelling on a chimney breast or hallway.
